Market Comparisons for Rentals

With the increasing rental market it is important to understand the market trends when determining the rent amount for your property. One thing to consider is how long you can wait to find a tenant willing to pay what you're asking. In the past during a strong market, renters were in line waiting to rent homes and homes rented pretty quickly. Right now we are in a softer market and pricing competitively and, as necessary, aggressively is key to getting your home rented. To help make the decision you should consider what the loss for a twelve-month period comparatively is. Ex: If you want or need to get $1600.00 a month in rent and the home is vacant for 3 months because the market value is really $1500 per month, you are losing a total of $4800.00 in rent plus any expenses (utilities etc) during that time. This means over a 1-year leasing period you stand to only lose $1200.00 if you reduce the rent to $1,500.00 instead of the $4800.00

We do a market analysis utilizing the current MLS data which offers the most accurate data on market pricing. We do want our owner to net the most amount that they can from their property but we ask for owners to be flexible with us when the price needs to be lowered.
